1. Understanding Debt Service Coverage Ratio (DSCR)

Credit underwriters assess one core question: Will your operating cash flow comfortably service principal and interest obligations across varying economic conditions? A projected DSCR of at least 1.50 to 1.75 is typically required for term borrowing. Overly optimistic revenue projections without verifiable past growth can undermine credibility with risk officers.

2. Current Ratio and Working Capital Gaps

Lenders evaluate current assets against current liabilities to ascertain whether your business maintains sufficient short-term liquidity. A healthy Current Ratio (ideally 1.33:1 or higher) signals that your business is not diverting long-term capital to fund temporary operational shortfalls.

3. Project Cost & Promoter Contribution

Commercial lenders mandate a minimum promoter equity contribution (frequently between 20% and 35% of total project cost). Lenders verify whether this equity is supported by tangible net worth, unencumbered bank balances, or unsecured loans from family members that are subordinated to bank borrowings.

4. Collateral Security & Guarantee Schemes

While primary security is created via hypothecation of the plant, machinery, or factory shed financed, collateral security (such as residential or commercial real estate) remains a central appraisal requirement for conventional commercial loans. For MSMEs with limited immovable collateral, credit guarantee schemes (like CGTMSE) can be evaluated where feasible.
